KDC SELECTED AS OFFICE DEVELOPER FOR WINDWARD PARK MIXED-USE PROJECT

Two 10-story, 250,000-square-foot office buildings planned for $400 million development

ALPHARETTA, Ga. – (Feb. 20, 2018) – KDC, a leading developer of corporate build-to-suit development for major companies such as State Farm and Toyota, along with Worthington Hyde Partners and Transwestern, today announced plans to market and develop eight acres for build-to-suit office space at the $400 million Windward Park mixed-use development. The site is zoned for two 250,000-square-foot Class A office buildings.

“Windward Park is quickly turning into the type of vibrant, walkable, mixed-use development that checks many must-have boxes for Corporate America,” said Alex Chambers, KDC regional vice president. “The market is prime for build-to-suit development and interest is strong.”

The 48-acre development is located at the corner of Windward Parkway and GA 400 in the North Fulton submarket of the Atlanta metropolitan area. The transformational project creates a dynamic live-work-play environment at the gateway of Alpharetta with office, luxury residences, a hotel, along with dining and green spaces to fit the upscale lifestyle and demand of the Windward corridor’s high-end real estate market. Windward Park will provide direct access to MARTA’s Windward Park and Ride, adding a public transportation option that Corporate America is seeking.

Windward Park will feature Class A office space with structured parking, a 249-room, full-service Hilton hotel, 200 condominiums and more than 190 townhomes marketed and developed by Lennar Corporation as Caravelle at Windward Park. A retail village with more than 31,000 square feet of restaurant-driven retail space and a two-acre park will anchor the entire project.

The residential side of the project will feature a connected three-acre nature preserve with trails, green spaces and lush landscapes to provide bikers and pedestrians a natural surrounding as they move around the property. The streets will be framed with decorative lighting and trees, pulling all the elements together to create an interactive, village-themed, walkable community with varying housing options for residents, including townhomes, condos, and live-work units.

In January, Chartwell Hospitality announced the development of a full-service Hilton hotel at Windward Park. The Hilton will feature 6,500 feet of meeting space with a large ballroom and a 2,700-square-foot restaurant with outdoor dining. Atlanta-based Rabun Rashe Rector Reece Architects is designing the hotel.

Site work continues on Windward Park with townhomes under construction. The Hilton hotel is scheduled to break ground in the summer of 2018.

In 2007, Worthington Hyde Partners purchased the now Windward Park acreage from Prudential and held the portfolio during the real estate downturn. In 2015, Worthington Hyde began developing the plan for the site.
