DUNWOODY, Georgia – (May 13, 2024) – KDC, a leading real estate developer and investment firm, tonight received approval from Dunwoody City Council on its proposed rezoning of Park Center’s fourth phase on the last undeveloped portion of the campus. The now rezoned 2.56-acre parcel four is located along Perimeter Center Parkway.

The adjusted and amended zoning will allow KDC to pivot from a planned standalone fourth office tower to a 175-room hotel, 300 residential units, 22,000 square feet of retail and 300,000 square feet of office space. The plan includes two towers on a common podium with a 20-story apartment tower and a combined office and hotel tower. Office space will encompass the lower 12 floors of one tower, while six hotel floors will top the office.

“We are constantly evaluating the market and there has been a fundamental shift in the needs of the campus since we broke ground on Park Center One in 2014,” said Jim George, KDC Development Program Manager. “We are grateful to the City of Dunwoody, our corporate neighbors and the community for recognizing the vision of incorporating high-quality, high-rise residential and hotel components to Park Center as we position the property for continued success.”

KDC is the original developer of Park Center, an overall 17-acre, transit-oriented master-planned Class A office development. The current campus contains three office towers developed over the last 10 years: the 600,000-square-foot Park Center One, which is directly connected to the Dunwoody MARTA Station; the 621,000-square-foot Park Center Two with more than 39,000 square feet of retail space; and the 440,000-square-foot Park Center Three. Buildings Two, Three and parcel four are located on 12.2 acres across Perimeter Center Parkway from Building One.

In 2022, KDC acquired Park Center Buildings Two and Three, totaling 1,070,387 square feet, a parking structure with 4,117 parking spaces and the 2.56-acre parcel four in a sale-leaseback with State Farm.

Construction on the new mixed project is expected to begin in 2025.
