KDC Tops Out the First Three Office Towers at CityLine in Richardson, Texas
Topping out ceremony for towers, to be leased by State Farm, comes 16 months after the start of construction
RICHARDSON, Texas – July 31, 2014 – Sixteen months after construction began, KDC today celebrated the topping out of the first three office towers, totaling 1.5 million square feet, at the developer’s CityLine mixed-use project in Richardson, Texas. The topping out marks the completion of the highest point of construction for the towers, which will be leased by State Farm.
“Today’s celebration allows us to thank and acknowledge the dedication and vision of everyone on this dynamic team that got us to this point in the construction process,” said Toby Grove, president, KDC. “I’d specifically like to acknowledge all of the State Farm and KDC team members, along with Austin Commercial and all of their sub-contractor partners, Corgan, and the City of Richardson for being such committed business partners.
Construction of the three office towers began in April 2013. The Class A office buildings consist of a 13-story building, 15-story building and 21-story building. Each building is situated on a five-level parking structure along with ground floor retail space. State Farm will occupy the facilities beginning late 2014, with moves occurring throughout 2015.
KDC plans to pursue LEED® Silver certification from the U.S. Green Building Council. LEED® is an internationally recognized green building certification system, providing third-party verification that a building was designed and built using strategies aimed at improving overall performance and sustainability.
In addition to the three towers, KDC also is developing an additional 500,000-square-foot building at CityLine. The fourth office building will be completed in mid 2016 and will be leased by State Farm.
KDC has already begun the 2.3 million-square-foot initial development phase of CityLine with completion scheduled for 2015. The project features dense urban development set in a comfortable environment with easy access to office, residential, retail, entertainment and parks.
The focal point of the initial phase will be CityLine Plaza, a centrally located urban plaza designed by the Office of James Burnett, the landscape architect of Dallas’ signature Klyde Warren Park. The natural looking, landscaped plaza will offer open space for outdoor concerts and festivals, shaded gathering spots and inviting walkways for enjoyable pedestrian experiences. More than 92,000 square feet of retail, restaurant and entertainment venues with sidewalk cafes and patio seating will frame CityLine Plaza and State Street. Whole Foods Market is the first retail tenant announced for CityLine.
A contemporary 150-room select service hotel will also be developed, along with 532 new urbanism multi-family residential units, a 17,000-square-foot wellness and fitness facility, and a 41,000-square-foot boutique office building. A 3.5 acre park will offer an attractive local amenity, as well as connect runners and cyclists to a trail system that runs as far south as White Rock Lake.
Also planned for CityLine is a 489,000-square-foot, three building office facility for Raytheon.
At full build-out, CityLine will contain approximately six million square feet of office space, two hotels, 3,925 multi-family residential units, 300,000 square feet of grocery, restaurant, entertainment and retail space, and three parks.
Austin Commercial is the general contractor and Corgan Architects is the shell building and interiors architect. Kimley-Horn is the civil engineer; Telios is the mechanical engineer and L.A. Fuess is the structural engineer.
