KDC DEVELOPING TWO NEW DATA CENTERS FOR DIGITAL REALTY AT DIGITAL DALLAS DATACAMPUS IN RICHARDSON, TEXAS

Park will contain the largest amount of ground up wholesale data center space in Texas

DALLAS – (October 3, 2012)KDC, one of America’s leading commercial real estate development and investment firms, is developing two powered shell datacenters, totaling 244,000 square feet, for Digital Realty (NYSE: DLR) at Digital Dallas Datacampus (formerly known as Datacenter Park Dallas) in Richardson, Texas. The datacenters will be complete in late December.

In addition, KDC recently completed the first ground up 112,000-square-foot datacenter at the park, located at 1215 Datacenter Park Boulevard.

KDC is developing the powered shell buildings and Digital Realty is installing its Turn-Key Flex℠ solution. Once all three of the Richardson projects are complete, Digital Dallas will contain the largest amount of ground up, wholesale datacenter space in Texas.

“North Texas’ high-tech industry began on this site with Collins Radio more than 60 years ago,” said Ab Atkins, senior vice president and partner at KDC. “We are proud to be part of its continued growth with a datacenter project that successfully combines KDC’s development skills and Digital Realty’s technical expertise.”

Construction has started on the two just announced 244,000-square-foot projects, which will be located at 850 and 950 E. Collins Boulevard. Both buildings are scheduled for delivery by the end of 2012.

"Digital Realty has been on a rapid pace of development ever since locating its 69-acre site in Richardson's Telecom Corridor® area," said Richardson Mayor Bob Townsend. "When it first opened two years ago, the site was already one of the largest data parks in the southwest. Today, Digital Realty's growth in Richardson is part of a boom we are seeing by cloud computing companies that are looking to access our high-speed data transmission lines and highly educated workforce, and we couldn't ask for a better partner in our community to be the leader of that growth."

“The construction of two additional Turn-Key Flex facilities at Digital Dallas reinforces our commitment to the Dallas-Fort Worth market,” said Dave Caron, senior vice president, portfolio management at Digital Realty. “Our continued growth in this area reflects increasing customer demand for world-class datacenter solutions in this highly strategic market. Our partnership with KDC ensures our projects are built to the standards that customers have come to expect from Digital Realty.”

KDC and Digital Realty formed an alliance in December 2009 that combines KDC’s real estate development expertise with Digital Realty’s datacenter expertise. To date, KDC has seven datacenters either completed or under construction for Digital Realty totaling 790,000 square feet, including three centers comprising 425,000 square feet in Ashburn, Va.; three centers in Richardson, Texas for 356,000 square feet; a 75,000-square-foot project in Austin, Texas and a 60,000-square-foot project in San Antonio, Texas.

Digital Dallas consists of seven existing buildings totaling approximately 797,000 square feet, ranging in size from 15,000 square feet to 250,000 square feet. The 69-acre property, located in the heart of the Telecom Corridor® area in Richardson, Texas, also contains several developable land sites and a private substation with 72 MW of immediate availability, which is expandable to up to 100 MW.
