KDC STARTS CONSTRUCTION OF 260,000 SF ADVOCARE OFFICE AND WAREHOUSE FACILITY IN RICHARDSON, TEXAS

Continuous Growth Leads AdvoCare to Expand Corporate Facilities

RICHARDSON, TexasNovember 5, 2013 – KDC today announced it has commenced construction on a 260,000-square-foot office and warehouse facility for AdvoCare International, a premier health and wellness company celebrating its 20th year in business. Completion of the project is slated for July 2014.

KDC is developing and managing construction of the new AdvoCare office and warehouse project. AdvoCare owns the 35-acres of land and the future facility, which is located at 2800 Telecom Parkway in Richardson. It will include 235,000 square feet of single-story warehouse space and 25,000 square feet of two-story office space. Surface parking and campus style landscape will surround the facility.

“We appreciate AdvoCare trusting us to develop a facility that will meet their evolving needs during this time of tremendous growth for the company,” said Ab Atkins, senior vice president of KDC. “We’ve assembled a strong team with a focus on efficiency, timeliness and a thorough knowledge of AdvoCare’s current and future requirements.”

AdvoCare will use the new warehouse facility for light manufacturing and product assembly. More than 100 employees will office at the new facility, while approximately 150 employees will continue to be based at the corporate headquarters, 2801 Summit Avenue, in Plano, Texas.

“This new facility will accommodate our significant growth in recent years, and allow us to serve our Distributors more efficiently moving forward,” said Reid Ward, chief operating officer for AdvoCare International. “We want to thank the City of Richardson for their partnership, and we are excited to be a part of the community.”

“We are pleased to welcome AdvoCare to Richardson, and to see its new facility added to our vibrant Telecom Corridor® area,” said Richardson Mayor Laura Maczka. “AdvoCare is a fast-growing health and wellness company, and we look forward to seeing it grow at its new location. We know AdvoCare will find the Telecom Corridor® area a dynamic location with a synergistic business community, which boasts many of the nation’s, and world’s, leading companies in high-tech, healthcare and financial services.”

KDC has worked extensively in the Richardson market, including the recent announcement of the $1.5 billion, 186-acre mixed-use project at the Bush Turnpike and North Central Expressway. State Farm is leasing 1.5 million square feet in three towers at the property. Additionally, KDC has developed three other award-winning projects in Richardson: the 800,000-square-foot Nortel Networks Galatyn Park Campus in 2001 (now occupied by Bank of America and State Farm), the 1.1 million-square-foot Blue Cross Blue Shield campus in 2009, and the 535,000-square-foot Fossil campus in 2011. KDC also has developed three data centers for Digital Realty at Data Center Park Dallas in Richardson.

“The City of Richardson continues to be an outstanding partner with KDC and our corporate clients by focusing on the end result for all stakeholders and implementing the best strategies to help each party achieve their goals,” said Toby Grove, president of KDC. “The Advocare facility is another example of the city’s ability to fast-track projects in the most economical way possible.”

Azimuth: Architecture is the project designer for the new facility and McFadden & Miller is the general contractor. Kacy Jones with CBRE represented Advocare during the transaction.
