KDC has teamed with Broadway Station Partners to market and develop 1,000,000 square feet of build-to-suit office adjacent to the Broadway Station light rail stop in Denver, CO. The site is positioned at the intersection of Santa Fe Drive and I-25 near the S Broadway thoroughfare, making it one of the most accessible and vibrant locations in the city. The conceptual design includes four 250,000 square foot buildings fronting a 5.3-acre city park and taking advantage of unimpeded Rocky Mountain views. The site sits adjacent to the newly announced Gates District (construction commencing Q2 2020), which will offer users walkable access to mixed-use amenities including restaurants, retail, entertainment and multi-family living options.

Access & Visibility
The site is adjacent to the Broadway Station light rail stop which is about a 10-minute ride from Union Station in Downtown Denver. Convenient vehicular ingress and egress from all parts of the city of Denver via the Alameda Ave and Broadway exits off I-25, and Santa Fe Drive (State Highway 85). Strong branding opportunities are available for building signage that fronts I-25.
The conceptual design for the buildings includes a fitness center, conference areas, and a café located at the corner of Yard A at the base of the pedestrian bridge to the rail station. The buildings sit on an landscaped 5.3-acre park with bike and walking trails, fields, and sports courts. Each building also has a patio balcony for users to enjoy the park and mountain views. The site has access to all neighborhood amenities available up and down S Broadway. In addition, the newly announced Gates District mixed-use development (construction commencing Q2 2020) sits just on the other side of the rail line and will include 887 residential units and 180,000 square feet of retail and restaurant space across a five-building layout.
