KDC, in partnership with Billingsley Company and designed by Perkins & Will, will develop Two and Three Arts, an iconic mixed-use development in the heart of the Dallas Arts District. Positioned as the front door to the CBD and Uptown, the site serves as an iconic gateway to Dallas with immediate access to the Dallas North Tollway, North Central Expressway (US-75), and I-35, and sits just a 2 to 3 minute drive from downtown.
The development can be delivered as a single tower or as two towers. The one-tower scheme rises 335 feet and delivers 507,800 square feet of office across 13 levels at 35,000 square feet per floor, along with 76,000 square feet of residential across 72 units, 34,800 square feet of retail, and a 205,000-square-foot plaza at grade. The two-tower scheme delivers a combined 791,200 square feet of office, with Two Arts at 402,800 square feet and Three Arts at 388,400 square feet, each rising 10 levels at 35,000 square feet per floor to a height of 215 feet, plus 76,000 square feet of residential across 81 units, 30,500 square feet of retail, and 170,000 square feet of green space.
Office parking is provided at a ratio of 3.0 stalls per 1,000 square feet, with residential parking at 1.5 stalls per unit. The one-tower scheme provides 1,567 stalls across a 532,890-square-foot garage, and the two-tower scheme provides 2,306 stalls across a 784,100-square-foot garage.
Two and Three Arts sits within the cultural core of Dallas, where 16 cultural organizations host more than 900 events annually with a total attendance of over 2 million visitors. The site is within a 10-minute walk of Klyde Warren Park, the Nasher Sculpture Center, the Winspear Opera House, the Dallas Museum of Art, the Wyly Theatre, Moody Performance Hall, Sammons Park, and One Arts Plaza. The development features stepped garden terraces facing the Arts District, a landscaped ground-level retail plaza, a roof deck amenity area, a double-height glass lobby, and prominent highway-facing branding and signage opportunities.
